Description of Work: Provide all labor, materials, equipment, tools, transportation, insurance, and services to construct and renovate selected areas of the second floor of Phelps Hall building, Rooms 2200 and 2300 Office Wing. This work is intended to create an expansion suite for an existing business-occupancy tenant. The scope encompasses approximately 7,306 usable square feet (USF) across the 2200 and 2300 office wings. Scope of work includes, but is not limited to the following: Interior finishes at selected offices, including repainting interior doors and frames, repainting wall partitions, new acoustical ceiling tiles and repainting of existing grid systems, installing new carpet tiles and wall baseboards in the 2300 wing offices. Work at corridors includes but is not limited to, selective demo, new lighting fixtures with switches, dimmers, occupancy sensors, new ceiling finishes, repainting existing partitions, replacing one interior branding signage, code required signage and selected wall-covering felt where applicable. Renovation of two existing restrooms and a kitchen area including but not limited to, selective demolition, installation of new wall tiles, new floor tiles, plumbing systems, restroom fixtures and accessories, new lighting and repainting partitions as applicable.

Pre-Bid Meeting: A mandatory Pre-Bid Conference will be conducted BOTH in person AND electronically via Zoom on March 25, 2025 beginning promptly at 1:30 PM. Participants shall meet at the location described in the bid Advertisement and Construction Documents. Only bidders who participate in the pre-bid conference will be allowed to bid on the Project as a prime bidder. Only attendees at the original pre-bid conference will be permitted to schedule a subsequent site visit with the University Representative.
Bid Security: Bid Security in the amount of 10% of the Lump Sum Base Bid shall accompany each Bid. The Surety issuing the Bid Bond shall be, on the Bid Deadline, an admitted surety insurer (as defined in California Code of Civil Procedure Section 995.120).
General Project Information: The successful Bidder and its Subcontractors will be required to follow the nondiscrimination requirements set forth in the Bidding Documents and to pay prevailing wage rates at the location of the Work. Every effort will be made to ensure that all persons shall have equal access to contracts and other business opportunities with the University within the limits imposed by law or University's policy. Each Bidder may be required to show evidence of its equal employment opportunity policy. The work described in the contract is a public work subject to section 1771 of the California Labor Code. No contractor or subcontractor may be listed on a Bid for this project unless registered with the Department of Industrial Relations pursuant to Labor Code section 1725.5 [with limited exceptions from this requirement for bid purposes only under Labor Code section 1771.1(a)].
