WEBCOR (Wave 3.0) SUBCONTRACTOR PREQUAL: UCSB San Benito Student Housing

PREQUALIFICATION OF PROSPECTIVE SUBTRADE BIDDERS:

Webcor Builders seeks Trade Subcontractors with significant experience on the scopes of work noted below on major public, student housing, multi-story civic, or university projects, on existing and new structures. Qualified Trade Subcontractors shall have successfully completed projects that are LEED® Gold certified or better.

The University and Webcor Builders have determined that bidders who submit bids on this project must be prequalified. Prequalified bidders will be required to have California Contractor’s License Classification(s) that must be current, valid and in good standing with the California Contractor’s State License Board. License(s) required as noted below or other appropriate license(s) approved by CSLB for the Scope of Work and have current DIR registration. Bidders must provide the ability to obtain corporate surety (payment & performance) bonds, and insurance, if requested, in order to be eligible for the pre-qualification evaluation.

Webcor Builders is conducting the Prequalification process and future Bid process for the Work Packages as identified below. Prequalification submission for these Work Packages will be received by Webcor Builders. Bid Packages will ultimately be evaluated by Traditional Bid (lowest responsible bidder).

GENERAL PROJECT INFO:

UCSB San Benito Student Housing project, located on the main UC Santa Barbara campus, is envisioned as a new LEED Platinum residential community, providing student apartments with a range of amenities. Located on roughly 6.6 acres of developable area and surrounded by a sizable Environmentally Sensitive Habitat Area (“ESHA”), the sloping topography will incorporate native plantings and preserve the protected landscape. The current program goals are to provide an estimated 2,250 student beds, retail dining, and various support spaces, in approximately 700,000 gross square feet across multiple buildings. In addition to the site and utility connections, the UCSB San Benito Student Housing project will make improvements to adjacent roads, parking, and bike paths. Detailed features of the buildings to be incorporated into San Benito Student Housing include extensive use of daylighting and views, prioritizing natural ventilation, all electric utilities, activated outdoor courtyards, and flexible community and retail spaces. An efficiently integrated fire access route and waste management circulation strategy will be key elements to such a dense site. The project should employ energy saving strategies and intelligent building monitoring and metering when applicable.

The Estimated Overall Construction Budget for this project is $550,000,000.

PREQUALIFICATION PROCEDURES:

The prequalification evaluation is solely for the purpose of determining Bidders who would be deemed qualified to bid for and perform the work outlined in the Prequalification Documents. Prospective Bidders shall submit and will be evaluated on information with respect to their requisite experience on projects of similar size, scope and complexity. The information shall include general and specific experience, claim and surety history, safety, financials, ability to meet schedule and budget requirements and experience in general management and coordination.

Prequalification Documents will be issued through electronic systems called Building Connected. Interested firms may obtain an electronic copy of the Project Prequalification Documents (and information on the Webcor Prequalification) from the online bidding system, Building Connected at following link:
